If the owner of a property is accused of being "greedy" by his tenants because he evicts them so that he can increase his profits by leasing his land to the McDonald’s Corporation, the Planning Group has no authority to tell that owner to whom he may or may not rent his property. If the tenants being evicted want to show the Planning Group a petition protesting the owner’s decision, the Planning Group takes them at their word because it has no authority to verify signatures and no authority to tell an owner that he can’t change tenants to allow a business on his property that is legally zoned for that business. If the county with Advertisement So what can the Planning Group do? The Planning Group can advise and recommend. The Planning Group can try to insure that projects approved by the county will meet the Fallbrook Community Guidelines. It can represent the sentiments of the people of Fallbrook. It can be a voice for the residents. Although the county can overturn the recommendations of the Planning Group as was done with the alignment of Highway 76, the fifteen non-paid, elected members of the Planning Group will continue to work long hours to try and retain the character of Fallbrook that attracted us all here. Thank you for the detailed explanation, Roy. I kind of wonder just how much studying the county's traffic engineers devoted to the intersection we're discussing. Is it possible they came and counted cars there at midnight? Or perhaps not being familiar with the area studied another intersection? Because if they observed traffic there in the morning and afternoon, and they think locating a business there that generates a great deal of traffic won't make a bad situation worse, they have no standards.
Redneck: I really think that the county planners saw the Taco Bell and the Carl's Jr. right across the street from the proposed McDonald's and said, "zoned correctly, let's go" and that was the end of it. Hopefully Mickey D's will have to make "some" improvements for traffic safety at that corner. I have seen fast food eateries in other cities and communities at far busier intersections than this one though.
Just so we're clear, I'm not opposed to McDonalds or fast food. I don't eat that stuff--I waste my excess calories on beer, something good for me. Nor do I place any blame on the Marines who drive through town to Temecula and beyond because of affordability. And Pink, perhaps you're correct that the county thinks Taco Bell and Carl's Jr. are located the same as McDonalds would be. I personally don't see that. A corner intersection is different than a location mid-block, in my view. I look at the way traffic flows in Temecula, and I can see that just because a traffic engineer pronounces an intersection capable of handling traffic doesn't make it so.
I try to never eat fast food either Redneck, occasionally I succumb, but when that happens it is usually at a taco place, I like my burgers to be real sirloin, cooked medium rare. I never patronize McDonald's because, frankly, their food isn't even very good and it is certainly not good for you. I think that the reason McDonald's wants that particular corner is for the very same reason that many writing here don't want it there. The traffic. McDonald's sees traffic as $$$$$. What the county is looking for here, and seeing, is zoning. To someone from San Diego and used to gridlock (like most people from the county government) this particular intersection isn't even a blip on their radar traffic wise. I doubt they even batted an eyelash before they approved it. |
